Evaluate all elements of property asset delivery, marketing, and management both in their component parts and as an integrated project to establish their alignment with market need, cost, efficiency, utility, performance, and compliance with regulatory agency requirements.
After a development projected has reached substantial completion, one of the most important aspects of an income producing property begins, which is management. Management can truly make or break a property; bad management can break a great property and good management can turn a subpar property in to a profitable one. In many of my classes including FINC 670 and LDEV 669 we analyzed property management and how critical it is to the financial health and profitability of a property. Below is a link to my Final 669 project, which analyzed an income producing property from rent roll all the way down to after tax cash flow. Calculating the profitability of a project like this is something I hope to do some day as an investor, and I know that practice like this will help me identify profitable investments and be able identify profitability from a financial standpoint.
