Development Conceptualization

Evaluate how property developments/investments are conceptualized, designed, delivered, and managed to maximize their value and return on investment.

Development Conceptualization is really the pre-development spark that begins a potential project. It requires creativity and due diligence in order to turn an idea into a potentially successful and profitable development project. This is the phase of development where all the questions are, including zoning, ownership and title, mineral rights, engineering reports, topography and surveys, environmental reports, nearby utilities and so on. All these aspects of conceptualization occur long before decisions are made to pull the trigger on a potential project. There are even more steps during this phase of a project including detailed market and financial analysis that answer 2 key questions, is there a need? Is this feasible?

In my LDEV 667 class, we learned a lot about due diligence and the early stages of pre-development and learning to constantly as questions about if a project was feasible based on all the information that is discovered along the way. Is the zoning right, does it flood too often here, will the market support this project, is it financially feasible to put something like this here? These are all questions that many people have to ask and answer before a project can come to fruition. We managed to ask all these questions and design a potential project, and sometimes the projects were feasible and sometimes they were not. This is something that I learned and have used every day starting out my career with a home builder and im sure is something that I will continue to use throughout my entire career.
